A well-constructed metal roof can last a lifetime, and is the longest-lasting roofing material available.  A metal roof is composed of a solid substrate or decking, an underlayment for additional water protection, and metal panels as the visible roofing surface. Flashings are installed at transitions and vulnerable areas to redirect water, while fasteners secure the metal panels to the substrate.  Metal roofing offers longevity in protection that other roofing types can only dream of.

Types of Metal Roofing

A sheet metal roof utilizes large, flat sheets of metal to cover the roof's surface. It offers a clean and minimalist appearance, commonly seen in commercial, industrial, and modern residential buildings. The sheets, made of materials like galvanized steel, aluminum, or copper, are installed in a standing seam or corrugated pattern, providing durability, weather resistance, and a sleek, contemporary look. Sheet metal roofs are known for their long-lasting performance, and cost-effectiveness, making them a popular choice for large roofing projects.
A shingle metal roof is designed to mimic the appearance of traditional asphalt or wood shingles. The metal shingles are typically smaller in size and are installed in an overlapping pattern to create a textured, layered look. They can be made from various metals, such as steel or aluminum, and are available in different shapes and profiles. Shingle metal roofs offer a more familiar and traditional aesthetic while providing many of the benefits of metal roofing, such as durability, and longevity.
A tile metal roof is designed to replicate the appearance of clay or concrete tiles. These metal tiles are larger in size and can be formed into various shapes, such as Spanish-style tiles or flat interlocking tiles. The tiles are typically installed in an interlocking or overlapping pattern, creating a distinctive look. Tile metal roofs offer the aesthetic appeal of traditional tile roofs while providing the advantages of metal, such as durability, fire resistance, and energy efficiency.

The Benefits of Metal Roofing

Durability: Metal roofs offer superior durability compared to shingle and tile roofs, as they are engineered to resist cracking, warping, and deterioration. With exceptional resistance to extreme weather conditions and corrosion, metal roofs provide a reliable, long-lasting solution for homeowners.

Energy Efficiency: Despite being conductive to heat, metal roofs can still be energy efficient due to their other properties. Their high reflectivity helps to reduce heat absorption, while proper insulation and ventilation systems can minimize heat transfer and maximize energy efficiency.

Fire Resistance: Metal roofs are highly resistant to fire, offering an added layer of safety and protection for buildings. With their non-combustible properties, metal roofs can help prevent the spread of fire and provide homeowners with peace of mind.

The Challenges of Metal Roofing

Cost:  The high cost of a metal roof is due primarily to the cost of the materials and manufacturing. Generally, metal roofs tend to be more expensive upfront compared to traditional roofing materials like asphalt shingles, but their durability, longevity, and potential energy savings can make them a cost-effective investment in the long run.

Noise: If metal roofing is not installed with sufficient insulation, it can potentially create noise during rain or hailstorms due to the metal’s natural characteristics.  A roof that’s properly installed will have enough installation to prevent rain from making too much noise.

Difficult To Repair: Sheet metal roofs can pose challenges for roofing professionals due to their unique characteristics and installation methods. Repairing sheet metal roofs often requires specialized knowledge, tools, and techniques.  Metal shingle and tile roofs, however, do not suffer from these difficulties, and can be repaired as easily as their non-metal counterparts.

How to ensure your Scottsdale Metal roofing lasts a lifetime

#1 Inspect before and after storms: Metal roofs should be inspected at least once a year to identify any signs of damage, wear, or potential issues, especially before monsoon season.  Additional inspections may be needed after severe weather events or if there are any concerns about the roof’s condition.

#2 Clean off the roof: Regularly cleaning debris off a metal roof and maintaining clean gutters are crucial for preserving the roof’s longevity and performance. By preventing water buildup, these maintenance tasks help avoid potential damage, leaks, and deterioration of the roofing materials.

#3 Recoat every 10-20 years: The recoating frequency for metal roofs varies but should typically be done every 10 to 20 years or longer, depending on factors such as the coating type and environmental conditions. Professional guidance can help determine whether you might need a recoating.

George was out to coat our flat roof. He was prompt and professional and the coating has held up as expected. He even came out quickly and fixed a leak (not coming from the roof). Will definitely use again!

There is a reason why GM Contracting have so many 5 star reviews. It is because George and his Team are customer focused and do exceptional work. They were punctual and timely (done is 1.5 days), polite, professional and just very nice. My new roof covering looks great and adds tremendous value to my flat roofed home that I was unable to get anyone else to put a roof on. His foam product was the perfect solution.

Phenomenal Job. George and the crew had quite a job on their hands! I waited 36 years to replace my roof. 90% percent of roof's deck boards needed replacement! As I own a Palm Harbor manufactured home that was built quite well an endless amount of roof staples needed pulling etc. The crew was courteous and did a fabulous job (and a great cleanup)! The price was quite reasonable and the roof looks as new. They arrived as promised every day on time. The job was done July of 2022. It weathered this summer 2023 quite well. Totally recommend them. Very pleasant to work with. Greg did any excellent job spreading the silicone coating. He even repaired a hole where the old swamp cooler had been. I had no idea that hole was there. When I needed some drywall installed, I texted and they came out the next day to give me an estimate. Great job on the drywall. GM Contracting is my go to company.

Common Questions About Scottsdale Metal Roofing

Metal roofs perform well in monsoon season. They are designed to be highly resistant to water penetration when installed by reputable metal roofing contractors.  Good Insulation will prevent rain from making excessive noise. The interlocking panels and durable materials of metal roofs provide excellent protection against heavy rain, reducing the risk of water damage to the underlying structure.

The lifespan of a metal roof can vary depending on several factors, including the type of metal used, the quality of installation, and proper maintenance. A well-installed and properly maintained metal roof can last 40 to 70 years or even longer.

Yes, metal roofs are suitable for solar panel installations in Scottsdale. The durable nature of metal roofs provides a stable and secure platform for solar panel mounting. In fact, metal roofs are often considered one of the preferred roofing materials for solar installations due to their strength and compatibility.

There are many colors to choose from, but we recommend lighter, reflective colors to prevent the roof from getting too hot in the sun.

Metal roofs are very lightweight, especially sheet metal roofs. This is because they provide good durability even when flattened into thin, lightweight sheets.  Concrete, clay, and slate tiles on the other hand, need to be made from 1/4 to a full inch in thickness.  By comparison, metal roofs are less than a 1/20th of an inch in thickness.

Copper and zinc are the longest lasting metal roof materials, outlasting aluminum and galvanized steel by about 50 years.  Copper roofs can last well over a century thanks to its corrosion resistance. Zinc roofs also offer impressive longevity because they develop a protective patina.  Copper will slightly outlast zinc, but is a good deal more expensive, costing about 50-100% More.

Among commonly used materials by metal roofing contractors, galvanized steel is the most cost-effective option. Galvanized steel is more affordable compared to materials like copper or zinc. Galvanization involves coating the steel with a layer of zinc, which provides corrosion resistance. It offers durability, strength, and a lower price point, making it a popular choice.  Aluminum is a similar option that can provide better corrosion resistance at the cost of a slightly higher price.
