Scottsdale Flat Roofing Systems

A flat roof is a common type of roof in Scottsdale.  Flat roofs feature a 1-10° slope.  A flat roof is constructed with a structural deck, vapor barrier, insulation, roofing membrane, flashing, and a drainage system. These components work together to create a weather-proof and insulated surface.   If the correct materials are used, and it’s installed correctly, a flat roof is easy to maintain, affordable, long lasting, and provides good insulation.

 

Types of Flat Roofing

Spray Polyurethane Foam (SPF) is an affordable, durable material with no seams, which helps to prevent leaks.  Foam roofs are also lightweight, putting little stress on your house's load bearing ability.  The material is inexpensive, and easy to install and maintain.  Foam also has the highest R-value of any common roofing material, meaning it doesn't trap heat nearly as much as other roof types.  This means less stress on your AC unit, and lower electricity bills.  SPF foam roofs generally last around 20 years, but will need to be recoated every 5-10 years.

Polyvinyl Chloride (PVC) Is a highly durable roofing material that requires little maintenance.  PVC is highly reflective, meaning it wont absorb and trap heat from the sun during summer months.  This material is also resistant to water, fire, chemicals, wind, etc without being so heavy that it requires additional support structures to be installed.
Build up roofing (BUR) is a method of creating a roof where layers of fabric and asphalt are stacked, then a top layer of gravel is added.  This type of roofing is typically very durable but also quite heavy.  If your home can bear the load, it's great for insulating your home.  Their lifespan generally ranges from 15-30 years, and build up roofs generally don't require much maintenance.
Rubber membrane roofing is an affordable option with great insulation from weather, but the hot Arizona sun will cause the rubber to deteriorate, which is why we recommend applying an extra layer of light colored coating.  Rubber membrane roofs are also lightweight, and very easy to repair.
Metal roofing can be an expensive option, but the tradeoffs are great.  Metal roofs are extremely durable, and last for many years without needing constant maintenance and replacement.  It's a common misconception that metal roofs get really hot in the sun and make your AC unit work overtime.  You can (and should) apply a reflective coating to your metal roof so that the sun doesn't heat up your roof during the hot hours of the day.
Concrete roofing is a very popular option due to its resilience.  It's excellent if you don't get much rainfall each year, and have the structural support to bear the weight of the roof.  Concrete roofs can last for decades if installed properly and recoated every 2-4 years.

The Benefits of Flat Roofing

Extremely high R-value: Flat roofs provide great insulation properties, which can be advantageous in Arizona’s hot climate. The flat surface allows for easier installation of insulation materials, helping to regulate indoor temperatures and reduce energy consumption for cooling.

Accessibility: Flat roofs are generally easier to maintain compared to pitched roofs. With a flat surface, it is simpler to inspect, clean, and repair any damages. Additionally, gutter cleaning and other maintenance tasks become more accessible due to the roof’s design.

Extra outdoor living space: Flat roofs offer the potential for additional usable outdoor space. Homeowners can create rooftop gardens, outdoor living areas, or even install solar panels. This allows for more flexibility and the opportunity to maximize your available space.

The Challenges of Flat Roofing

Drainage issues:  It’s very common in poorly installed flat roofs to have drainage problems.  Rainwater will fail to make out out the scuppers, and collect in pools.  This can cause rotting and leaks, especially near walls.  The best way to avoid this problem, is to be certain that your roof was installed correctly to move all water out the scuppers.  You can call us, or inspect the roof yourself to look for signs of standing water.

Fewer design choices: The design options for flat roofs are somewhat limited compared to pitched roofs. The aesthetics of a flat roof may not appeal to everyone, as they lack the traditional charm and varied architectural styles commonly associated with pitched roofs.

How to ensure your Scottsdale flat roofing lasts a lifetime

#1 Inspect in May:  Set a reminder to get up on your roof, or have a professional with a trained eye take a look at your roof.  It’s important to do this to avoid catastrophe when monsoon season arrives.

#2 Look for pools of water: the next day after it rains, go up on your roof.  By this time your flat roof should have shed all its rain water.  If there are still pools of water, you have low points that need to be filled in by a roofer.

#3 Recoat every 5-7 years: A coating is great for insulation, waterproofing, deterring birds, and more, but they wear out over time.  Get a new coat every 5-7 years to avoid leaks and damage.

Common Questions About Scottsdale Flat Roofing

There is no “best” flat roof material.  Different materials are better for different climates, locations, and budgets.  For Arizona’s hot and dry climate we recommend something that will withstand the intense heat and insulate your home.  Foam and PVC are great materials for this.

Rubber (EDPM) and metal roofs generally last the longest if they’re installed correctly and maintained.  These roofs can last 50 years or more.

Build up roofs are most often the least expensive type of roof.  Unfortunately, they also don’t last as long, and are difficult to repair if they leak.

It is always best practice to recoat your roof every 5-10 years to prevent serious damage to the roof itself.

In general we recommend staying off your roof, but it’s relatively safe to walk on build up roofs, and PVC roofs.
